Frequently asked questions about Unify LIV
Find answers about Unify LIV property management software, including pricing, onboarding, support, security, and how it works for your building.
What is Unify LIV?
Unify LIV is an AI-powered property management software and resident experience platform built for residential properties including condominiums, strata councils, rental apartment and student housing communities. It centralizes maintenance requests, resident communication, amenity booking, payments, compliance tracking, and operational analytics in one platform with a resident mobile app.
What is condo management software?
Condo management software is a digital platform used by property managers and condominium boards to manage building operations such as maintenance requests, resident communication, amenity bookings, payments, and compliance documentation. Modern systems combine operational tools with resident mobile apps so residents can interact with the building staff and self-serve everyday needs.
What types of buildings use Unify LIV?
Unify LIV is designed for multi-unit residential buildings such as condominiums, strata communities, rental apartment buildings, and student housing. Most Unify LIV deployments are mid to high-rise buildings with 50 units or more where property managers need a centralized system for maintenance requests, amenity booking, payments, resident communication, and compliance tracking.
Is Unify LIV a Canadian company?
Yes. Unify was founded in Toronto, Canada. We have offices in Vancouver and Toronto, and deliver LIV solution to properties across North America.
Is Unify LIV available in the United States?
Yes. Unify LIV is actively expanding into the US market with a focus on Hawaii, and active prospecting in Texas, Chicago, and New York. If your building is in the U.S, contact us to discuss availability, pricing and timelines.
What is the difference between the Condo and Apartment platform types?
Unify LIV has two platform configurations. The Condo / Strata type is built for condominium boards and strata councils — it covers common area maintenance, building updates, governance, compliance (e.g., incident management, violation enforcement), parcels, resident self-service (e.g., bookings, forms, visitor parking), and community platform. The Apartment / Lease type adds lease management, rent collection via LIV Pay, and in-unit maintenance services, and move-in/out inspections for rental buildings. Both types share the full core platform including amenity booking, visitor parking, communications, AI chat, and AI-powered insights.
How does Unify LIV compare to other condo management software platforms?
The property management software market includes a range of platforms — Buildium, Condo Control, BuildingLink, and Yardi RentCafe among them — each designed for different operational contexts and portfolio types. LIV is built specifically for multifamily residential buildings, connecting maintenance, amenity booking, payments, and resident communication in one platform. For operators evaluating options, reviewing product documentation and requesting a demo from any platform is the most practical way to assess fit for your specific building.
Will Unify LIV replace my job or reduce my control over operations?
No. Unify LIV automates repetitive administrative tasks such as booking confirmations, payment follow-ups, form routing, parking permits, and maintenance dispatching. Property managers retain full control over operational decisions, vendor relationships, and resident service.
Can Unify LIV manage multiple properties from one account?
Yes. Property management companies can manage multiple buildings from a single Unify LIV account. Each building maintains its own configuration and data while portfolio-level dashboards provide visibility across properties. Unify LIV’s advanced analytics and reporting can be filtered by individual building level or your entire portfolio.
How much training will it require for my staff?
Unify LIV onboarding typically takes 6 to 8 weeks. During this period, the Unify team manages platform and database setup, workflow and amenity configuration, and resident data cleanup and migration. This process is designed to minimize additional effort for building staff. The Unify team also supports the transition through virtual or on-site training and assists with workflow configuration to help ensure a smooth implementation.
Is Unify LIV difficult for board members to learn?
No. LIV is designed for non-technical users including volunteer board members. The onboarding process includes structured training sessions and role-specific guidance. A one-time initial setup fee includes platform setup, settings configuration, building and workflow setup, user data migration, and staff and resident onboarding and training. As David, VP of Hillside West Concord Brentwood Strata Council, put it: “Unify provided a detailed journey map with clear learning objectives. Their staff demonstrated agility and expertise throughout, and ensured all stakeholders were kept informed and aligned at every stage.”
Will we still need all of the onsite staff once we have Unify LIV?
Yes. Unify LIV helps reduce administrative workload such as bookings, payments, forms, parking permits, and inquiry routing. This allows onsite staff to spend less time on repetitive tasks and focus more on resident service, safety, and building operations. The platform is designed to improve staff productivity without requiring additional headcount. For example, one client redirected more than 30 concierge hours per month from manual administrative work toward handling resident inquiries, parking and security enforcement, and overall service quality.
Can Unify LIV support governance and compliance tracking?
Yes. Unify LIV includes tools for board communication, meeting documentation, owner notices, digital forms, and compliance tracking. All documentation is time-stamped and stored securely within the platform, creating a central document repository for all unit, resident, and historical data. Everything is stored centrally and accessible to authorized board members and your property manager at any time – no more searching for the last email thread.
How do we get buy-in from all board members and residents before switching platforms?
The process typically begins with a consultation and demo to understand the board and building’s specific needs and address any questions from stakeholders. The Unify team then works with the board, property manager, and on-site staff ahead of launch to plan the transition and configure the platform to match the building’s workflows. In one example at Hillside West Brentwood, the board and property management completed a full transition from their previous portal to the Unify LIV platform in six weeks, with 91% of residents downloading the app within the first two weeks.
What ROI can buildings expect from Unify LIV?
Results vary by building size and configuration. In one example, a 450-unit downtown Toronto condominium generated more than $6,650 in monthly financial uplift after implementing Unify LIV, equivalent to over $79,800 in annual NOI impact. This included revenue from paid amenity bookings (about $4,500 per month), in-app advertising (about $1,000 per month), violation fee collection (more than $500 per month), concierge productivity gains (about $1,500 per month), as well as savings from payment processing and consolidating multiple software tools. These cases are typically resolved through platform configuration or customization during implementation.
